For short-term rental owners

The 11pm "the Wi-Fi isn't working" message, handled.

Tech setup and ongoing support for Brickell short-term rental units. Wi-Fi that doesn't drop, smart locks that don't strand guests, and a real person guests can be pointed at instead of you.

Every bad tech review costs more than this service does

"Wi-Fi was terrible." "Couldn't get the TV to work." "We were locked out for an hour." Three of the most common complaints in short-term rental reviews are all tech problems, and all three are permanent once they're written.

They also always happen at the worst time. A guest arriving at 11pm, you asleep or in another time zone, and a lock code that expired an hour early. Remote-resetting a router you can't see, over text, with someone who just flew in, is not a good use of your evening.

I live in Brickell. For most buildings here, I can be at the unit faster than you can explain the problem over WhatsApp.

What goes wrong, and how it gets prevented

Wi-Fi that dies under load

The router your building's provider supplied is fine for one person checking email. Put four guests on it streaming in 4K and running a video call and it falls over. Mesh, placed right, with a separate guest network that keeps your smart devices off the same segment as strangers' laptops.

Lock codes that expire at the wrong moment

Most lockouts come down to a code set to the wrong time zone, a battery nobody checked, or a code reused between two guests. Codes get rotated on schedule and batteries get checked quarterly, before they strand someone.

TVs still signed into your Netflix

A surprising number of rental TVs are logged into the owner's personal accounts. That's your payment details sitting in a stranger's living room. Units get set up with guest-appropriate streaming and no personal accounts left behind.

Nobody to call

The biggest difference is a local number a guest can text at 9pm that isn't yours. Most issues get solved remotely in a few minutes. The ones that don't, I walk over for.

Comparing this to a national handyman service or a marketplace app? Here's how they stack up.

A note on the rules. Short-term rental regulations in Miami and in individual Brickell buildings change often, and many towers restrict or ban them outright. Making sure your unit is allowed to be rented is your side of this. I handle the technology, not the licensing.

Questions

What owners ask

Do you deal with guests directly?

Yes, on the managed plan. You add my number to your check-in instructions as the tech contact. Guests text me instead of you.

I have several units. Is there a discount?

Yes. Pricing drops from three units and again at ten. Tell me how many you run and where, and I'll price it out.

Do you supply the hardware?

I can buy it for you at cost, or you buy it and I install it. I don't mark hardware up. I'd rather you spend the money on the right router than on my margin.

What if a guest breaks something?

Same-day call-out is included on the managed plan, so it gets fixed before the next check-in. Replacement hardware is quoted separately and always approved by you first.

My units aren't in Brickell. Can you still help?

Brickell, Brickell Key, Downtown and Edgewater are straightforward. Further out I'll take it case by case. The value here is that I'm close, so I won't pretend otherwise about a unit in Kendall.
